For the interior design, he says the developer chose a timeless rather than trendy esthetic, focused on livability and maximizing space.

“For example, in our junior one-bedrooms, we have a huge integrated wall system that essentially runs the full length of the home,” he says.

“It provides a huge amount of storage that's built out above where you would usually see a drywall bulkhead.”

Buyers at Elmwood can choose from two colour schemes: Soft Grey and Light Oak.

While some elements, such as the quartz countertops and the natural oak-tone laminate flooring, are common to both schemes, grey cabinetry defines the kitchen in the Soft Grey option, while the oak finish on the flat panel cabinetry reflects the second palette.

Harburn highlights the seamless look of the kitchen with its clean lines and integrated major appliances (including the hood fan); however, he believes the marble-look Dekton backsplashes selected for each scheme will be the standout feature.

In the bathrooms, quartz countertops, floating vanities, stonelook porcelain floor tiles and polished chrome plumbing features continue the “timeless, not trendy” esthetic.

“We knew that we would be looking at (a target market) who really understands that real estate isn't a commodity. These are people that look at the homes and really understand the livability of them, as opposed to just trying to capture a few square feet as an investment.

“We know that there's lots of competition out there — there are a lot of external market forces that are at play, but we're really confident in the value of our offering and the way that we are actually bringing the program together,” says Harburn. “What you'll see in our homes is a collection of these conscious decisions that have been made to maximize space or increase livability of the home while also giving people an elevated experience,” he says.

“You have a lot of development and a lot of density that has come and is coming to the market. But those that have a really clear vision, the depth of the design and are really distinguished by a high quality of execution are going to be the (projects) that end up standing the test of time.”

Other features of Elmwood include the seven-level underground parkade (all stalls are EV ready), a keyless entry system and secure Wi-fi connectivity.

Elmwood is slated for completion in winter 2026.
